ASTM 2018 Guidelines:

We can discuss your project to determine what depth of assessment that you will require. Most assessments are performed to meet ASTM E-2018, but some variations may be warranted by budget or time restraints. We can help you to devise an assessment that can best meet your needs and protect your interests. Our assessments may sometimes require services requested by the client, that are outside of the scope of the standard ASTM 2018-01 PCA . These services might include asbestos survey's, infrared building envelope or roof scans, building pressure mapping, IESNA illumination assessment, operational performance checks on HVAC equipment and controls, energy audit, etc. C.L.I. can perform all of the services listed. We are State of Ohio Licensed Asbestos Hazard Evaluation Specialists, Energy Star Partners, Certified Members of the Association of Energy Engineers and Board Certified Indoor Air Quality Professionals and State of Ohio Licensed HVAC Technicians. In addition, our staff includes NBI Certified Balancing Technicians and Combustion Analysts. We also have engineering (P.E.) associates for projects requiring engineering studies and/or design review.

Does ASTM 2018 Meet Your Needs?

The ASTM 2018 process is a limited property condition assessment of a building, typically performed as part of a real estate transaction. It is important to note, that the process is NOT an in-depth analysis of systems, design, life cycle costs, etc.

 If you currently own the building we can develop an assessment plan based on your particular requirements. Building evaluations and assessments are performed for a variety of reasons including energy retrofitting, building defect identification, commissioning or retro-commissioning, due diligence and a variety of other reasons, Having a building assessment performed by a qualified team of professionals is a smart move from a proactive standpoint. This allows for small maintenance issues, defective materials, etc. to be addressed on a proactive basis before they become large issues.

The ASTM 2018 process typically does not include operational performance checks on systems or controls, does not look in-depth at potential air quality, environmental or energy related issues, performs no calculations relating to system sizing or adequacy and does not address the many potential costs relating to building envelope integrity (e.g. roof membrane, envelope, waterproofing or sealant/coatings integrity, etc.)

C.L.I. Group, LLC operates with a team of associates which includes engineers, architects and commissioning professionals. Our staff can offer a full spectrum of services which can take most projects from design to completion. We will work with the building owner from the design stage through project completion to assure that design intent is met and provide a full commissioning report at project completion. We measure the performance of the building and major systems throughout the assessment and/or construction process to assure that the building will perform as intended. Many building owners skip the commissioning process and end up regretting it later. Proper measurement of performance is a critical step in completing the project successfully and assuring that the building will function comfortably and efficiently. This is where real savings are realized, not in the lowest first-cost. In today's marketplace, a first cost mentality could be extremely costly and wasteful.
