IAQ Definitions

Duty: a legal obligation to protect another from harm. As a building owner, manager, designer, etc. once your duty has been established, there is a corresponding "Standard of Care" for which your facility's professionals  are responsible.

Standard of Care: how would a "reasonable person" (owner, building or facility manager, designer, builder, inspector, etc.) be expected to conduct themselves under similar circumstances?

Does Your Company's Indoor Air Quality Program meet it's legal duty to provide a reasonable Standard of Care?

Currently, there is no single standard or regulation to determine a "Standard of Care" when it comes to Indoor Air Quality. There are however, identifiable standards which can be found in minimum standards recommended by professional organizations (ASTM, ASHRAE, ANSI), federal, state and local codes and regulations (OSHA, EPA, NIOSH) and scientific or industry documents (ACGIH, AIHA, IICRC).

An Indoor Air Quality management plan can help your company achieve credits toward a LEED for Existing Buildings certification. Indoor Environmental Quality is heavily weighted in the LEED-EB certification program. The Indoor Environmental Quality section can bring up to 22 points toward a LEED-EB certification. This shows that a company is conscious of the quality of the workplace environment. Benefits to the owner are many including higher occupant retention, increased productivity, reduced liability and potential saving on insurance premiums.

Mold Insurance

Commercial property coverage for mold is now available to corporate properties having individuals who hold the American Indoor Air Quality Council "Certified Indoor Air Quality Manager" (CIAQM) designation. Commercial properties with CIAQM's who document indoor air quality events through a software documentation program offered by ESS may qualify for mold coverage and a discounted premium as well.

Indoor Air Quality is a complicated issue in many cases. There are many things to consider which will require the services of specialists. These items include building enclosure/moisture specialists, ventilation and HVAC specialists and may include epidemiologists and other medical professionals when the need is present. It is our advice to follow accepted standards to reduce your risks of indoor air quality problems in your facility. By selecting to use a proactive approach to indoor air quality, many issues can be addressed before becoming costly liabilities.
